Commercial Roof Leaking?

Water inside the building tells you there is a problem; it does not tell you which roof detail has failed. The first job is to work out the roof type, the likely ingress routes and whether the issue is local or part of wider deterioration.

What helps narrow the leak down

A useful first assessment is about evidence, not guessing from the stain on the ceiling. Photographs, the timing of the leak and what is happening on the roof all help narrow the likely route.

Where water appears internally and when it occurs
Roof type and approximate age if known
Fixings, laps, flashings, rooflights and penetrations
Gutters, outlets, standing water and drainage routes
Visible corrosion, cracking, coating failure or membrane damage
Whether the issue is isolated or appears in several areas
Any previous repairs and whether the problem returned

Repair, wider refurbishment or replacement?

An isolated failed detail may only need a local repair. Several recurring leaks, widespread corrosion or coating failure, extensive membrane deterioration or a compromised roof build-up can point towards a wider refurbishment. Replacement is considered where the existing roof cannot provide a suitable basis for repair or refurbishment.

The important point is that the response follows what is found. We do not need you to choose the system before you contact us.
