Commercial Roof Condition Survey
Survey the Roof Before You Specify the Solution
A commercial roof survey should answer a decision, not just list defects. Is the problem local? Is the substrate suitable for repair or overlay? Does drainage need correcting? What still needs proving before a system is chosen?
The survey scope should match the decision
A leaking outlet may only need targeted investigation. A whole-roof refurbishment decision needs more confidence about substrate condition, moisture, drainage and compatibility. Treating every survey as the same checklist creates either wasted work or missing evidence.
We prefer to define what the client needs to decide, then collect the evidence required to support that decision.
A visual survey has limits
A roof can look serviceable and still contain trapped moisture or adhesion problems. Where those factors could change the chosen refurbishment route, they need further investigation rather than assumption.
What We Look At
Core roof condition evidence
Roof build-up and substrate
Identify the visible roof type and, where the scope requires it, establish enough information about the underlying build-up to judge repair or refurbishment viability.
Waterproofing condition
Record splits, failed seams, punctures, coating breakdown, open laps, brittle areas and previous repair zones.
Details and interfaces
Inspect upstands, parapets, flashings, outlets, penetrations, rooflights, ridges, verges and other junctions where failures commonly occur.
Drainage
Review gutters, outlets, falls, ponding patterns and obvious restrictions that can affect the waterproofing strategy.
Moisture indicators
Use the available evidence to identify whether trapped or widespread moisture needs further investigation before overlay is considered.
Access and operational constraints
Understand safe access, plant, occupied areas, exclusion requirements and other site factors that can change the works programme.
What a useful report should give you
The output should make the next decision easier for a building owner, facilities manager, surveyor or procurement team. It should separate observation from assumption and record any important uncertainties.
Browse commercial roof problems- A clear description of the roof type and the issues observed
- Photographic evidence of significant defects and relevant details
- An explanation of which defects appear local and which may indicate wider deterioration
- Any limitations in the inspection and areas that could not be confirmed
- The next decision: maintain, repair, investigate further, refurbish or consider replacement
- Where a system is proposed, the information still needed before final manufacturer specification
From survey finding to roofing decision
The same defect can lead to different actions depending on the surrounding roof. A split membrane on a dry, stable roof can be a repair; the same split on a roof with widespread moisture and failed adhesion may be part of a refurbishment or replacement decision.
Commercial roof survey questions
What is a commercial roof survey for?
To understand the condition of the roof well enough to make a better maintenance, repair, refurbishment or replacement decision. The survey should reduce uncertainty rather than simply produce photographs.
Does every roof need an invasive survey?
No. The inspection scope should match the decision being made. A local leak can need a targeted investigation, while a large overlay refurbishment may justify more detailed moisture, adhesion or build-up checks.
Can a roof survey tell me exactly how long the roof has left?
A survey can describe condition, defects and risk, but a precise remaining-life figure cannot usually be supported without system-specific evidence and clear assumptions. It is better to state what is known, what is uncertain and what maintenance or intervention is justified.
Do you use moisture testing?
Where moisture could change the refurbishment decision, additional moisture investigation may be appropriate. The method depends on the roof build-up, access and the level of certainty required for the project.
Will the survey tell me whether to repair or refurbish?
That is one of the main purposes. The recommendation should be tied to the defect pattern, substrate condition, moisture, drainage and the objectives for the building rather than to a preferred product.
How long does a commercial roof survey take?
It depends on roof area, access, number of roof zones, building type, defects and the depth of investigation required. We confirm the expected scope after reviewing the project rather than using a fixed online duration.

Your roof. Your next step.
Need to decide what happens next with a roof?
Send the building location, roof type if known, photographs and the decision you are trying to make. We can define the next useful assessment step.
